Immigration to Canada is one of my favourite topics -- You see, long time ago in 1960's, I immigrated to Canada too. I still remember as a young girl arriving in Hamilton, Ontario with my parents and a younger brother. We didn't know a word of English, had twenty five dollars each in our pocket and my parents had no job.

At that time there were no mortgage options that we offer to our new Canadians now. My parents got a very expensive first time home loan from private lenders -- I still have their mortgage documents.

We make it easy for Canadian Immigrants to get that first home mortgage

Let's go through highlights of what's needed to qualify for the New to Canada mortgage: 

  • You must be in Canada less than 60 months, 5 years;
  • Have at least 3 months of Canadian employment;
  • Have either a working visa or permanent resident status.

How much down payment do you need?

  • With a Canadian Visa for work, you will need a minimum 5% down up to $500,000 purchase price;
  • If you have Permanent Status you can get your first home mortgage with 5% down up to $500,000 purchase price. Purchase price portion over $500,000 at 10% down.
